You have the right to clear, complete pricing information — base price, floor rise, parking, GST — without hidden charges or discrimination.
RERA Protection
As a buyer, you are protected by RERA (Real Estate Regulation and Development Act, 2016). Builders must deliver on promises and timelines.
Legal Recourse
You can approach RERA authorities, consumer courts, or the National Consumer Disputes Redressal Commission for housing disputes.

Indian Legal Framework for Fair Housing
- The Constitution of India (Article 15, 17) prohibits discrimination on grounds of religion, race, caste, sex, or place of birth.
- Transfer of Property Act, 1882 — governs rights in property transactions for all citizens.
- RERA (2016) — mandates transparency, accountability, and fair dealing in real estate.
- Consumer Protection Act, 2019 — protects buyers from unfair trade practices and deficiency in services.
- Scheduled Castes & Tribes (Prevention of Atrocities) Act — prohibits housing discrimination against SC/ST communities.

- For issues with specific builders, file a complaint with your state RERA authority.
- Consumer courts are available in every district for housing-related disputes.
- National Human Rights Commission (NHRC) handles complaints of rights violations.
- AI-Ghar takes all discrimination reports seriously and investigates within 48 hours.
