Commitment to Equality

Fair Housing Guide

AI-Ghar is committed to fair, equal, and non-discriminatory housing practices. Every Indian deserves the same opportunity to find their home.

Your Rights as a Home Buyer

⚖️

Equal Treatment

Every buyer has the right to fair and equal treatment in property search, enquiry, and purchase — regardless of religion, caste, gender, or origin.

🔍

Transparent Pricing

You have the right to clear, complete pricing information — base price, floor rise, parking, GST — without hidden charges or discrimination.

📜

RERA Protection

As a buyer, you are protected by RERA (Real Estate Regulation and Development Act, 2016). Builders must deliver on promises and timelines.

🏛️

Legal Recourse

You can approach RERA authorities, consumer courts, or the National Consumer Disputes Redressal Commission for housing disputes.

Our Commitments

  • We do not allow discrimination in listings based on religion, caste, gender, marital status, nationality, or disability.
  • Our AI search does not factor in any protected demographic characteristics in property recommendations.
  • All RERA-registered projects are eligible for listing on AI-Ghar regardless of builder religion or community affiliation.
  • We investigate and remove any listing or behaviour found to be discriminatory in nature.
  • Our platform is accessible to all users regardless of disability (WCAG 2.1 AA compliance target).
  • We actively promote affordable housing options and government scheme projects (PMAY, EWS, LIG).

Indian Legal Framework for Fair Housing

  • The Constitution of India (Article 15, 17) prohibits discrimination on grounds of religion, race, caste, sex, or place of birth.
  • Transfer of Property Act, 1882 — governs rights in property transactions for all citizens.
  • RERA (2016) — mandates transparency, accountability, and fair dealing in real estate.
  • Consumer Protection Act, 2019 — protects buyers from unfair trade practices and deficiency in services.
  • Scheduled Castes & Tribes (Prevention of Atrocities) Act — prohibits housing discrimination against SC/ST communities.

How to Report Discriminatory Practices

  • If you experience or witness discriminatory housing practices on AI-Ghar, report it immediately to support@ai-ghar.com.
  • For issues with specific builders, file a complaint with your state RERA authority.
  • Consumer courts are available in every district for housing-related disputes.
  • National Human Rights Commission (NHRC) handles complaints of rights violations.
