What RERA Means for Buyers
- RERA (Real Estate Regulation and Development Act, 2016) is India's landmark law protecting home buyers from developer fraud and malpractice.
- It mandates registration of all residential projects above 500 sqm or 8 units with the state RERA authority.
- Builders must deposit 70% of collected funds in an escrow account — preventing fund diversion.
- Advertisements and brochures must match RERA-approved specifications exactly.
- Builders are liable for structural defects for 5 years post-possession.
