Please read these terms carefully before using AI-Ghar. They govern your rights and responsibilities on our platform.

1. Acceptance of Terms
- By accessing or using AI-Ghar (ai-ghar.com), you agree to be bound by these Terms of Service and our Privacy Policy.
- If you do not agree to these terms, please discontinue use of the platform immediately.
- We reserve the right to modify these Terms at any time. Continued use after changes constitutes acceptance.
- These Terms apply to all visitors, registered users, builders, and partner agents.
2. Description of Service
- AI-Ghar is an AI-powered property search and discovery platform connecting home buyers with RERA-registered builder projects.
- We provide information, search tools, and communication channels — we are not a real estate broker or agent.
- Property listings on AI-Ghar are provided by builders and verified against RERA databases for accuracy.
- Prices, availability, and project details are subject to change by the builder without prior notice.
3. User Accounts
- You must be at least 18 years old to create an account and use our services.
- You are responsible for maintaining the confidentiality of your OTP codes and account credentials.
- You agree to provide accurate, current, and complete information during registration.
- We reserve the right to suspend or terminate accounts that violate these Terms.
- One account per individual is permitted. Creating multiple accounts is prohibited.
4. Permitted Use
- You may use AI-Ghar solely for personal, non-commercial property search and research purposes.
- You may save properties, set alerts, and make enquiries with builders for genuine home-buying intent.
- Partner Agents and Referral Partners may use the platform under their respective partnership agreements.
- Builders may list projects, upload unit data, and respond to enquiries through the Builder Dashboard.
5. Prohibited Activities
- Scraping, data mining, or systematically extracting listing data from the platform.
- Creating fake accounts, submitting fraudulent enquiries, or impersonating another person.
- Using the platform to spam builders or other users with unsolicited communications.
- Uploading malicious code, viruses, or any content that may damage the platform or other users.
- Misrepresenting property details, builder credentials, or RERA registration status.
- Using AI-Ghar for any unlawful purpose or in violation of applicable Indian laws.
6. Intellectual Property
- All content on AI-Ghar — including AI models, designs, text, logos, and software — is owned by AI-Ghar Technologies Pvt. Ltd.
- Builder-uploaded content (images, floor plans, pricing) remains the intellectual property of the respective builder.
- You may not reproduce, distribute, or create derivative works without explicit written permission.
- The AI-Ghar name, logo, and brand marks are registered trademarks. Unauthorised use is prohibited.
7. Disclaimers
- AI-Ghar provides property information for informational purposes only. We do not guarantee accuracy, completeness, or currency of listings.
- We are not responsible for any transaction, agreement, or dispute between buyers and builders.
- RERA registration numbers displayed should be independently verified with the respective state RERA authority.
- AI-generated property summaries and match scores are indicative and do not constitute professional advice.
- Market insights and price estimates are based on available data and may not reflect current market conditions.
8. Limitation of Liability
- AI-Ghar Technologies Pvt. Ltd. shall not be liable for any indirect, incidental, special, or consequential damages.
- Our maximum liability for any claim arising from use of the platform is limited to the amount paid by you for our services in the preceding 12 months.
- We are not liable for losses arising from your reliance on information provided by builders or third parties.
- Force majeure events (natural disasters, government actions, internet outages) are excluded from liability.
9. Governing Law & Dispute Resolution
- These Terms are governed by the laws of India and the state of Karnataka.
- Any disputes shall first be attempted to be resolved through good-faith negotiation.
- Unresolved disputes shall be subject to binding arbitration under the Arbitration and Conciliation Act, 1996.
- The seat of arbitration shall be Bengaluru, Karnataka, India.
- Courts in Bengaluru shall have exclusive jurisdiction for matters not subject to arbitration.
10. Termination
- We may terminate or suspend your access immediately, without notice, for any violation of these Terms.
- You may terminate your account at any time by contacting support@ai-ghar.com.
- Upon termination, your right to use the platform ceases immediately.
- Provisions relating to IP, disclaimers, and governing law survive termination.
